Home & property in Hampton

The Hampton picture.
Where to start.

Hampton has the oldest population of the seven cities we serve: 16.7% of residents are 65 or older. Its median home value, $245,700, is the lowest of the seven, and 56.9% of occupied homes are lived in by their owners.

For a family helping a parent leave a long-time Hampton home, that puts the repair question at the center. At these values, a new roof or kitchen can take a large share of the sale price, so we compare an as-is sale with fixing and listing before anyone commits money to the house.

Questions, answered

A little clarity.
Before we talk.

Do we have to sell the property to work with you?

No. Start with your situation. You may need help planning a move, coordinating a cleanout, or comparing options before deciding whether to sell.

Where is probate handled if the owner lived in Hampton?

Probate generally takes place where the person lived at death. For a Hampton resident, that is the Hampton Circuit Court Clerk’s Office, which probates wills and grants administration of estates. Meanwhile we can help with the property itself: a condition review, cleanout coordination and comparing sale paths. A qualified attorney should advise on probate requirements and who has authority to make decisions. Driven2 Solutions is not a law firm.

Does it matter if the Hampton home is in a flood zone?

It can shape a buyer’s insurance costs and lender requirements, so it is worth checking before you set a price. FEMA’s flood maps show whether the address is in the Special Flood Hazard Area, and Hampton’s floodplain staff can be reached through 311. Separately, Virginia law requires a seller who knows the home is a repetitive-risk-loss structure, meaning the National Flood Insurance Program has paid two or more claims of more than $1,000 on it within any rolling 10-year period, to disclose that to the buyer (Va. Code § 55.1-708.2).

Will Hampton pick up furniture during a cleanout?

Yes, within limits. Hampton collects bulk items with the regular trash each week, so a sofa or mattress set out the day before goes with that day’s pickup, and the city takes up to 10 tires a year. City pickup suits a handful of large items. For a whole house, we can coordinate cleanout, donation and hauling vendors around it.

What if family members have different ideas?

Kristin can explain practical options and help identify questions the family needs to resolve. Ownership, consent, and legal authority should be discussed with a qualified attorney.

Does the home need repairs or a cleanout before we call?

No. Begin with the home in its current condition. We can discuss whether cleanout, repairs, or an as-is option may fit your situation.

Can you help if we live outside Hampton?

Yes. We can discuss which tasks need local coordination, who should be involved, and how you prefer to communicate. The scope of support is agreed before work begins.

What will the support cost?

Costs depend on the solution and providers selected. Applicable costs are explained clearly before you decide how to proceed. The initial consultation is free.
