What this does
and does not tell you.
Is this a loan quote?
No. It is an arithmetic estimate based on the figures you type in. Only a licensed lender can quote you a rate, a payment, or an approval amount.
What does the estimate leave out?
Mortgage insurance, closing costs, utilities, maintenance, and any special assessments are not included. A real monthly cost is usually higher than principal, interest, tax, insurance, and HOA alone.
