Plain answers

The money question
behind the property.

Most property decisions have a financing question sitting underneath them — a loan still running, a deadline nobody knew about, a repair that may or may not pay for itself. We are not a lender. We are the people who help you work out what the property side actually looks like first.

What we hear most

Five situations, plainly explained.

Where financing meets
a real property.

  1. 01

There is still a mortgage on the house we inherited.

A loan does not disappear when an owner does. Payments, insurance, and taxes keep running while the estate is settled, and the lender has to be told who is handling it. What the heirs can do next usually depends on the estate's authority and the loan's own terms, so this is a question for the estate's attorney and the servicer together.

  2. 02

Mom has a reverse mortgage and is moving into care.

Reverse mortgages generally become due when the borrower no longer lives in the home, and the timeline after that is set by the loan, not by the family. Knowing the deadline early changes which options are realistic — which is the part we can help you think through on the property side.

  3. 03

Should we borrow to fix the house before selling it?

Sometimes repairs earn their cost back and sometimes they do not. It depends on what is wrong, what comparable homes nearby have, and how long the work would take. We will lay out the as-is path and the prepared-for-market path side by side so the financing question has something concrete to attach to.

  4. 04

We want to buy something smaller once this one sells.

The order matters. Buying before selling, selling before buying, and doing both at once each carry a different financing shape, and a lender will want to know which you are planning. We can help you sequence the property side so the conversation with a lender starts from a real timeline.

There are liens against the property.

Liens are usually settled out of the proceeds at closing, but they have to be found first, and some take time to release. Identifying them early is what keeps them from becoming a surprise a week before settlement.

Does Driven2 Solutions offer mortgages or arrange financing?

No. Driven2 Solutions is not a lender, a mortgage broker, or a financial advisory practice. We help families understand the property side of a decision and work alongside the licensed professionals handling the financing.

Can you tell me what rate I would get?

No. Rates depend on your circumstances and change constantly, and only a licensed lender can quote you one. Our mortgage calculator lets you model a payment using a rate a lender has given you.

Who should I be talking to about financing?

A licensed mortgage lender or broker for the loan itself, an estate attorney where a property is part of an estate, and a tax professional for anything with tax consequences. If you are not sure who you need, a conversation with us is a reasonable place to sort out the order.
