Selling as-is can be fast and convenient, but a few common mistakes can cost you. Five to avoid, plus a short checklist before you accept an offer.

Selling a home as-is can be fast and convenient. Done carelessly, it can also cost you. In this video, Kristen from Driven2 Solutions covers the biggest mistakes homeowners make in an as-is sale and how to avoid them.

Five mistakes to avoid

  1. Taking the first offer. One offer gives you nothing to compare against.
  2. Undervaluing the property. Know what similar homes have sold for, in their condition, before you negotiate.
  3. Falling for “no fee” gimmicks. A buyer can advertise no fees and still offer less; what matters is what you walk away with.
  4. Not vetting buyers. Ask for proof of funds, check reviews, and find out whether they will actually close or plan to assign the contract to someone else.
  5. Skipping simple presentation steps. Even an as-is house benefits from being cleaned out and easy to walk through.

A quick checklist before you accept

  • Do I know roughly what the house is worth as it stands?
  • Have I compared at least two offers, or an offer against a listing?
  • Do I understand every fee and who pays closing costs?
  • Has the buyer shown proof they can close?
  • Has someone I trust read the contract?
