Investors, cash home buyers, wholesalers, and buyers on the open market all buy homes as-is. How legitimate buyers operate, and the red flags to watch for.

If you are thinking about selling a house as-is, you will hear from a lot of buyers. In this video, Kristin from Driven2 Solutions explains who actually buys homes as-is, how legitimate buyers operate, and how to protect yourself before accepting a cash or as-is offer.

Common kinds of as-is buyers

  • Local investors who renovate and resell or rent the house.
  • Cash home-buying companies that make direct offers.
  • Wholesalers, who put a house under contract and then sell that contract to another buyer.
  • Landlords looking for rental properties.
  • Owner-occupants on the open market who are willing to take on a project.

How legitimate buyers operate

A legitimate buyer will tell you who they are, put their offer in writing, show proof they can pay, use a reputable title company or closing attorney, and give you time to review the contract. They will also tell you if they intend to assign the contract to someone else.

Red flags

  • Pressure to sign the same day.
  • Any upfront fee you are asked to pay.
  • Refusing to show proof of funds.
  • Vague contract terms, or a price that changes after the inspection for no clear reason.
  • Insisting on a title company you have never heard of.

Driven2 Solutions buys homes directly for cash, as-is. When we buy, we are the buyer, not your agent, and that is disclosed in writing. We are also glad to show you how our offer compares with listing the house.
